The single biggest factor. Price is set from the actual mowed area of your lot, not the deed size — a Sun City garden home and a half-acre course-frontage lot are not the same job.
Beds, trees, mailboxes, walls and long walkway runs add trimming and edging time. A lot with 200 feet of bed edge takes longer than a plain rectangle of the same size.
Weekly service costs less per visit than bi-weekly, because the grass never gets far enough ahead to need a second pass.
Lots along Legacy Hills, Cowan Creek or White Wing, and the sloped rocky sections near them, get a tighter standard and more careful mowing — that is time, and it shows up in the quote.
