Sun City is not one of five or six cities on our route — it is the only one, and that is on purpose. A 5,300-acre, 55-and-over Del Webb community with its own design guidelines, its own HOA standards and its own turf rules deserves a crew that knows every one of them cold.
That focus shows up in the details: which grasses the HOA actually allows here, which neighbourhoods already have HOA-provided landscaping (so we are not wasting your time quoting them), and what the Community Association requires before a job is considered done.
Sun City's design guidelines allow hybrid Bermuda, hybrid Zoysia and hybrid Buffalo. St. Augustine — the usual Central Texas answer for shade — is not on the list. We work with the approved grasses rather than against the rulebook, which matters when the alternative is being asked to tear something out.
The soil here is shallow clay sitting on limestone bedrock. It compacts fast and it drains fast, which is why core aeration in late spring or early summer does more for a struggling Sun City lawn than another round of fertilizer — it gets water and nutrients past the compaction instead of letting them run off.
Georgetown Utility Systems assigns you one or two watering days a week by address, and never between 9am and 7pm. Cycle-and-soak watering — short pulses with a break between them rather than one long soak — gets far more of that limited allowance into clay soil before it runs off down the curb.
Garden Homes in sections 14a, 24a, 25 and 30, and Cottage Homes in 24B1, 24B2 and 33, are on the Community Association's all-inclusive landscape maintenance programme — those lawns are already maintained. If you are not sure which programme your section is on, ask before paying anyone, including us.
Pre-emergent goes down before soil temperatures say germinate, and Bermuda's dormant-season scalp happens before green-up starts rather than after. Getting that order wrong costs the whole season.
Core aeration belongs in late spring to early summer here, when the lawn can close the holes within days. Aerating dormant turf on clay-over-limestone just stresses it.
Peak growth. Consistent weekly cuts at the right height are what separate a dense, dark lawn from a tired one by August — and in Sun City that difference is visible from the cart path.
The last feedings of the year decide how thick the lawn goes into dormancy, and thickness now is weed suppression all winter.
